In addition, an attic inspection can reveal things about the home's history. This also an opportunity for the inspector to see the rafters/trusses for any defects. Any decay, wood destroying insect damage, or pest infestations. 

Roof Inspection

Here's a roofing inspection checklist:

  • Cracked caulk or rust spots on flashing.

  • Shingles that are buckling, curling, or blistering.

  • Missing or broken shingles.

  • Cracked and worn rubber boots around vent pipes.

  • Missing or damaged chimney cap. (OK, that's technically not part of your roof, but since you're looking anyway.)

  • Masses of moss and lichen, which could signal the roof is decaying underneath. Black algae stains are just cosmetic.

If you find piles of colored grit from asphalt roof tiles in the gutters, that’s a bad sign -- those sand-like granules cover the surface of roof shingles and shield them from the sun’s damaging ultraviolet rays. Check the age of your roofing and see if it's nearing the end of its life cycle.

Plumbing Inspection

If you're buying a home, you may think that the home inspection included a comprehensive plumbing inspection. But the home plumbing inspection performed during a typical home inspection usually consists of only three points: checking to see that drains empty, toilets flush, and taps work. . A plumbing inspection is a comprehensive look at your plumbing system, the inspector will examine these items and systems:

  • Indoor and outdoor plumbing pipes, including supply lines and sewage lines.

  • Hose bibs, both outdoors and in the laundry room

  • Sinks and bathtubs

  • Faucets and showers

  • Toilets

  • Water heaters

HVAC Inspection

 is testing the actual functionality and performance of the unit. Home inspectors measure performance for gas and oil furnaces is based on whether or not it with ignite and if the system is delivering the proper temperature for heating and cooling the home.

As a note, inspectors don’t typically check performance of the heating system during the summer or whether the air conditioner works during the winter because it could damage the unit. So just something to keep in mind when purchasing your next home.
